Your seller picks the date. Title and escrow run the way they always do, minus the lender.

Before you put us in front of a client

Do you need to walk the property?

Usually once, before we finalize. We can work off photos and disclosures to get your seller a preliminary number first, so nobody schedules a visit for a deal that isn't going to happen.

Can my seller keep the listing active while they decide?

Yes. Our offer doesn't ask you to withdraw it, and there's no exclusivity while your client thinks about it. If a retail buyer shows up with a better number, take it.

Does the seller pay you a fee?

There's no cost to request an offer or to present it. Anything that would come out of your seller's proceeds appears on the offer in writing before they sign anything.

What do you buy?
