Your listing closes. Your commission doesn't move.
We buy houses across Clark County for cash, as they stand. Bring us the listing that won't close on the open market and your seller gets a real number in two days — while you stay the agent of record and get paid in full at closing.

When to bring us in
Not instead of listing it. For the files where the open market has already told you what it thinks.
The listing is sitting
Two price cuts in and the showings have stopped. Your seller is reading days-on-market like a scoreboard and starting to blame the plan.
The repairs are the deal
Inspection came back with real money attached — roof, foundation, HVAC — and your seller has neither the cash nor the appetite to do it before closing.
Escrow fell out twice
The buyer's financing died late, the house went back on market with a stale history, and the next lender is going to ask why.
Your seller needs a date, not a price
Probate, divorce, a relocation, or a contingent purchase they're about to lose. Certainty is worth more to them than the last few percent.
It's occupied and hard to show
A tenant who won't cooperate, or a property no lender wants to touch in its current condition.
What we are, and what we're not
You keep your full commission
Paid at closing under the listing agreement you already have. We don't ask you to discount it to make our number work.
You stay the listing agent
We're the buyer. We don't take the listing, we don't represent your seller, and we're not looking to double-end anything.
The offer is yours to present
We send you the number and what's behind it. You take it to your client and advise them however you see fit — including advising them to turn it down.
The address stays with us
We don't resell the submission as a lead or market to your seller. If they pass, the file closes.
What it takes from you
About five minutes, once.
Send the listing
The address is plenty. Attach photos, disclosures, or inspection reports if you have them and the number comes back tighter.
We price it and send it to you
A person pulls the comps, reads the condition, and prices the repairs. You get the number and the reasoning, in writing.
You're paid at closing
Your seller picks the date. Title and escrow run the way they always do, minus the lender.
Before you put us in front of a client
Do you need to walk the property?
Usually once, before we finalize. We can work off photos and disclosures to get your seller a preliminary number first, so nobody schedules a visit for a deal that isn't going to happen.
Can my seller keep the listing active while they decide?
Yes. Our offer doesn't ask you to withdraw it, and there's no exclusivity while your client thinks about it. If a retail buyer shows up with a better number, take it.
Does the seller pay you a fee?
There's no cost to request an offer or to present it. Anything that would come out of your seller's proceeds appears on the offer in writing before they sign anything.
What do you buy?
Single-family, townhomes, and condos anywhere in Clark County — Las Vegas, Henderson, North Las Vegas, Summerlin, and the rest of the county. Occupied, vacant, tenanted, inherited, or mid-renovation are all fine.
How is the number set?
By hand. Recent sales near the property, a read on condition, and repairs priced line by line — not a model output with a confidence range. If you disagree with a line, tell us which one and we'll look again.
